About this project

Managing commercial property can be incredibly complex. The work varies from finding suitable tenants and minimizing vacancy to optimizing returns and offering professional advice on rental prices and technical improvements.

The special representative office villa ''The Green Spot'' is located on a spacious plot with lots of greenery on the edge of the Prins Claus Bridge. The formal exterior of the building is contrasted with the informal, inviting courtyard, which is hollowed out in the heart of the villa. The architecture and delivery level are of a high standard and are characterized by the use of high-quality building materials. The building has a representative appearance and is very energy efficient. The sustainable building is heated with groundwater heat. Heat and cold storage takes place, which means, among other things, that consumption is low in the summer.

Challenge for 365Beheer: Technical management and making existing property ready for rental

The owner of an existing business premises has appointed 365Beheer to take care of the complete technical management of the property. 365Beheer was also given the task of making the building ready for rental, with the aim of transforming the property from owner-occupied premises into a representative and functional multi-tenant business building.

Transition from own use to multi-tenant rental

Part of the building was previously in use by the owner himself. The redevelopment into a multi-tenant business building presented several challenges, including:

  • Technical adjustments: The spaces had to be made suitable for rental to multiple parties, with attention to safety, accessibility, installations and facilities per unit.

  • Drawing up a multi-year maintenance plan (MJOP): To maintain the quality of the building and to make future costs manageable.

  • Updating installations and facilities: Consider access control, lighting, climate control and utilities per unit.

  • Design of common areas: The building had to be attractive and representative for multiple tenants, including a shared entrance, sanitary facilities and possibly a pantry or meeting room.

The role of 365Beheer

365Beheer took the lead in technical management and in the preparations for the rental. In concrete terms this meant:

  • Inspection and technical recording of the object

  • Identifying and coordinating necessary repair and renovation work

  • Managing contractors and installers

  • Advising on layout, functionality and market wishes

  • Preparing budgets and testing for cost efficiency

  • Regular coordination with the owner about progress and choices

  • Providing daily technical management after commissioning

Result: A rentable and professionally managed business complex

Thanks to the efforts of 365Beheer, the building was made suitable for multi-tenant rental in a short time. The owner is completely relieved of technical management, while the spaces are offered efficiently and attractively to potential tenants. All this with a keen eye for costs, quality and sustainability.

The collaboration has led to a successful transformation of the building and a management structure that ensures continuity, comfort and return.
