About this project

Residential management can be incredibly complex. The work varies from finding suitable tenants and minimizing vacancy to optimizing returns and offering professional advice on rental prices.

Ballast Nedam Development develops attractive residential, working and living environments in inner-city areas. Places where people want to be and where they feel comfortable. In every project they are aware of the impact they have on the immediate living environment, on the world and on the future.

Challenge for 365Beheer: Full exploitation of property after delivery

After the completion of a new-build complex, a new phase starts: exploitation. For many developers, this is not a core activity, especially when the property does not remain in their own ownership. In this project, the client had limited experience with this phase, which created a need for a reliable and expert partner for the complete management.

365Beheer was called in to fully set up and take care of the exploitation phase.

This included not only regular property management (financial, technical and commercial), but also a series of preparatory and executive tasks essential for a successful start of the complex.

Our role: from preparation to daily management

In the first phase, the focus was on making the building operationally ready. To this end, we carried out the following activities, among others:

  • Selecting suitable suppliers: From cleaning to installation technology – we chose reliable parties based on price, quality and experience with comparable properties.

  • Preparing a realistic service cost budget: Transparent and substantiated, tailored to the building, the users and the desired service level.

  • Supervising the move-in of residents and/or tenants: We acted as a central point of contact during the delivery of units, provided explanations about installations and procedures, and ensured a smooth start-up of use.

After this start-up phase, we took over the full management of the building.

Transparency and collaboration

During the entire process we strove for an open and informative collaboration with the client. Although we were responsible for the exploitation, the client remained involved through:

  • Regular progress reports

  • Proactive communication about important decisions

  • Clear insights into costs, revenues and building performance

Result: carefree operation with a grip on quality

Thanks to our efforts, the transition from construction to use went smoothly and professionally. The client had insight into the financial and operational aspects of management from day one, without being responsible for the implementation itself. The building functions efficiently, residents are satisfied and the return remains transparent and manageable.
