Challenge for 365Beheer: Rental and technical management of national retail and residential portfolio

365Beheer has been appointed by the owner to provide both the rental and the technical management of an extensive and versatile property portfolio that is part of the ASR Dutch Prime Retail Fund. This portfolio consists of:

  • High street retail in the top 8 Dutch cities

  • Dominant neighborhood shopping centers and supermarkets spread throughout the country

  • Homes, often in combination with or in the vicinity of these retail properties

This is a portfolio with national coverage and high visibility in the street scene, where management quality and vacancy control are crucial for the return and reputation of the fund.

Double challenge: vacancy and technically complex management

At the start of the assignment, 365Beheer was confronted with significant vacancy in the residential segment. In addition, the portfolio required intensive technical management, partly due to the diversity of objects (from monumental buildings to modern shopping centers) and the geographical spread.

The assignment to 365Beheer therefore included two main tasks:

  1. Resolving vacancy within the residential portfolio

  2. Providing complete technical management of both homes and retail properties

Approach: proactive and professional

Rental

365Beheer has tackled home rental in a targeted manner by:

  • Active deployment of a broad network of rental partners in all regions

  • Targeted marketing and advertising via online channels, social media and rental platforms

  • Optimization of home presentation (photography, floor plans, descriptions)

  • Fast and transparent follow-up of leads, including viewings, screenings and contract processing

  • Advice on adjustments to homes that increase rentability (e.g. sustainability, kitchen or bathroom upgrades)

This approach led to a clear decrease in vacancy in a short time.

Technical management

365Beheer has taken care of the technical management:

  • National coverage through a network of reliable maintenance parties

  • Regular inspections and preventive maintenance plans, tailored to the type of object

  • Fast troubleshooting, with 24/7 availability

  • Reports and risk assessments per object, so that the owner always has insight into the condition of the property

  • Cost control and optimization of maintenance contracts and technical interventions

Result: higher occupancy and stable management

The portfolio has demonstrably improved due to the combined focus on rental and technical management. The vacancy rate in the residential portfolio has decreased significantly, maintenance is organized in a structural and future-oriented manner, and communication with the owner is transparent and professional.

365Beheer thus contributes to the retention of value, sustainability and rentability of this important property portfolio – with a clear focus on quality, efficiency and results.
