The management of a shopping centre requires a specialist approach. It is a dynamic environment in which diverse interests come together – from retailers and visitors to owners and suppliers. The work varies from attracting suitable tenants and reducing vacancy to optimizing rental income and providing professional advice on sector classification, rental conditions and technical facilities.

In addition, continuous attention is required for the functioning of the installations, the appearance of the general areas and the coordination of service providers such as cleaning, security and maintenance. Only with integrated and professional management can a shopping centre remain attractive, efficient and future-proof.

De Kwinkelier shopping centre in Bilthoven is a full-service shopping area and is being transformed in phases into a modern shopping area in village style that fits in with the centre and character of Bilthoven. There is an all-round offering in a balanced mix of facilities. In addition to the national chains such as Anna van Toor, Kruidvat, Hans Anders, Primera and Hema, there are also local specialists. There are 2 supermarkets including Albert Heijn and discount supermarket LIDL (opening at the end of 2018). There is a parking garage directly underneath the shopping centre with plenty of free parking.

De Kwinkelier shopping centre is a lively and daily visited centre where various shops and facilities come together with a number of houses above. This combination of commercial and residential property requires an integrated management solution that focuses on service, accessibility and reliability.

365Beheer has been appointed for the complete management of both the shops and the apartments above. The emphasis is on short lines, visibility on location and offering a high level of service for all parties involved.

Our approach: visible and efficient management

What makes this project special is the way in which 365Beheer is actively visible within the complex. We provide a caretaker, who acts as a permanent point of contact for users of the shopping centre and can respond quickly to daily matters. In addition, a technical manager is regularly on site, which ensures a direct line with the retailers, suppliers and the owner.

The rental of the homes is placed with our affiliated broker, with whom we work closely. Thanks to this collaboration, vacancy and friction in residential rental are kept to a minimum.
