  • Waste – Dispose of waste immediately in sealed bins.
  • Cleaning – A few crumbs under the refrigerator, stove, in kitchen cabinets, in the pantry, or in a desk drawer are enough for a mouse. Make sure there are no crumbs left in these invisible places.
  • “Clutter” – Clear away all other clutter and waste, as mice can use it as hiding places or nesting material.
  • Pets – Mice love to eat your pet’s food. They also enjoy birdseed. Store the pellets in a sealed container and immediately clean up any food your pet hasn’t eaten. Bird fat balls also attract mice, so bring them indoors at night.

If this is not sufficient for you, you can always hire a pest control expert at your own expense. Additionally, there are many articles available online to help you combat mice.

If you live in an apartment complex, a nameplate will be provided or installed at the start of the contract. If there are any changes over the years, you can submit a repair request to us. There are costs associated with this. You must pay these costs in advance via an invoice. We kindly ask you to clearly indicate in the repair request what should be on the nameplate. Optionally, you can submit the request with a photo of the current nameplate.

In case of issues or uncertainties regarding gas, we do not take any risks and immediately request the tenant to shut off the main gas valve. Subsequently, a plumber will be contacted as soon as possible (usually during regular office hours).

In some cases, a tenant is certain that gas is leaking from the stove. Sometimes it is possible to simply shut off the stove’s gas valve. If necessary, the fire department can always be contacted by calling 112.

Before contacting 365management, according to the ‘Small Repairs Decree’, you must first attempt to resolve a blockage yourself. This can be done using a plunger or a drain snake, which are available at a DIY store. Gutters that are easily accessible to the tenant, for example, with a kitchen ladder, must be cleaned by the tenant themselves. Cleaning difficult-to-reach or leaking gutters is the responsibility of the owner. If you believe that the repair does not fall under the tenant’s obligation, you can submit a repair request via the portal or by email at [email protected].

You can easily terminate your lease online by filling out and signing the termination form and emailing it to: [email protected]. Download the termination form here. When terminating, please consider the following:

  • You usually have a one-month notice period for homes;
  • You usually have a three-month notice period for garage boxes;
  • You can only terminate the lease on the first of each month;
  • Sign your termination notice; Provide your new address;
  • If the lease contract is in two names, both of you need to sign under the termination.

 

A landlord statement is a written form regarding your rental behavior. A new landlord requests such a statement.

In the landlord statement, we indicate:

whether you have met your payment obligations; whether or not you have caused any disturbances in your living environment; other matters such as subletting, the use of the property for purposes for which it is not intended, etc.

In your email, please specify that you wish to change your phone number or email address and provide the new details. Also, don’t forget to mention your residential address.

Firstly, we regret that you are experiencing nuisance from one of your neighbors. The tensions that may arise as a result can significantly disrupt your living pleasure. It is one of our goals at 365beheer to provide you with peaceful living enjoyment. Therefore, it is not allowed to produce any noise audible outside the private area after 10:00 PM.

When dealing with nuisance, you can follow these steps as guidance:

Step 1
Firstly, you can try to kindly but clearly address the nuisance you are experiencing with your neighbors.

Step 2
If agreements made between yourselves are not upheld and the nuisance continues, you should inform that person that you will seek advice from Zeker vastgoedbeheer. In that case, you should submit your complaint in writing to Zeker vastgoedbeheer. This officially documents your complaint.

Step 3
Make a report to the police.

Step 4
Zeker Vastgoedbeheer will attempt to find a solution together with the complainant and the source of the nuisance. It will help us if you keep a record of all the facts in an agenda or diary, including dates and times. You can submit a nuisance report in writing to: [email protected].

Step 5
If the complaints are of such a nature that your living pleasure is severely and persistently affected, and there is demonstrable intent and high frequency, then as a tenant, through Zeker Vastgoedbeheer, you can request the court to terminate the lease agreement with the source of the nuisance. If it comes to this, multiple neighbors may be called upon as witnesses by the court. The judge will ultimately decide. However, this is a lengthy procedure that could take years, and therefore, in our opinion, should be considered as the very last resort.

First, check in the meter cupboard if the fuses have tripped. It is possible that a household appliance is causing the power outage, or that too many appliances are connected to the circuit. Disconnect all appliances and switch on the circuit(s) one by one. Then reconnect the household appliances one by one. If the power goes out again when connecting one of these appliances, then you know the cause.

It is also possible that there is a fault in the fuse box. If the above test does not work, or if the power does not come back on at all, you can call 365management. During office hours, we will arrange for an electrician to assist you. You can also call us outside office hours and on weekends. Our emergency service will try to assist you as best as possible.

Firstly, we recommend verifying if the keys are truly lost. 365beheer does not keep spare keys to your residence. We only have keys to common access doors and entrance doors (in most cases).

The cost of drilling and replacing the lock is your responsibility.

During office hours, we can assist you by arranging for a locksmith. You can call us at 088-1235000 for assistance. Outside of office hours and during weekends, you will need to arrange for a locksmith yourself. In both cases, the costs are your responsibility, so ensure the locksmith has certification.
