Anything that cannot wait until the next working day is considered an urgent request or complaint to us. This includes instances of severe damage or an unacceptable hindrance to your living comfort. You can report an urgent matter by phone at 088-1235000. This service is also available outside of office hours.
Note: In case of a serious leak from a water pipe, always shut off your main valve first.
Before submitting a repair request, we advise you to first investigate/check the following:
- Where is the leak coming from?
- What could be the possible cause?
- Ask neighbors (if applicable).
- Check bathroom sealants and grouting.
- Inspect piping. Check faucets.
- For roof leaks: Is it a tiled roof or a flat (bitumen) roof?
By providing accurate information, we are better able to coordinate the right parties for repairs. When sending requests via email, we greatly appreciate photos to clarify the issue. These can be sent to service@365beheer.nl.
There are several things you can do to solve the problem. However, you first need to identify the cause.
The cause depends on the type of hot water appliances you have at home. If there is a defect with the combi boiler, you often have no heating and no hot water. But if there is a problem with the boiler, only cold water will come out of the faucet/shower.
- First, check if your heating appliance is receiving power (and/or gas) and if there is an error code displayed. If it has temporarily lost power, the boiler might be malfunctioning. It is advisable to reset the boiler in such cases.
- A component of the heating boiler might be defective. Check the water pressure in the boiler, which should be between 1.5 and 2 bar. If it is too low, you can refill the boiler yourself. Refilling the boiler is also the solution if the radiators on the ground floor are warm but not on the upper floor. How to refill the boiler is explained step-by-step in this video.
- It may happen that only the top of the radiators does not get warm. In that case, there is air in the radiator and the heating does work. You can solve this by bleeding the radiator. How to bleed the radiator is explained step-by-step in this video.
- Have you not found the cause, or is it something you cannot fix yourself? Report your central heating malfunction via your tenant portal.
As a tenant, you are responsible for daily maintenance. This includes tasks such as installing new light bulbs or keeping the garden tidy.
The tenant is responsible for minor or daily maintenance. These agreements are partly based on the legislation “Besluit kleine herstellingen” by the Dutch government and the agreements in the rental contract. This page from the Dutch government provides a clear overview of which costs are the tenant’s responsibility and which maintenance is the landlord’s responsibility.

After the final inspection and returning the keys, you will receive your security deposit back within 30 days. Of course, the full rent must be paid, the property must be left without damage, minor repairs must be completed, and all keys must be returned.
No, this is strictly prohibited at all times unless you have obtained written permission from the owner or property manager. Subletting your residence or allowing third parties to use it constitutes a breach of contract. Based on this, the landlord may terminate the lease agreement, in addition to any fines and other costs that may apply.
